Service Level Options
We offer three levels of service to accommodate the differing needs of Landlords ranging from a let only service for the investor landlord to the full management service for those wanting complete piece of mind. The full management service ensures that every aspect of the letting process is dealt with efficiently and cost effectively on the landlord’s behalf.

Management Options

1. Advertise Only Service

  • Advertise the property via our website
  • Advertise the property via Rightmove, FindaProperty & Prime Location
  • Erect a prominent To Let board outside the property
  • Advertise the property in the local press
  • When we receive contact from prospective tenants we will pass their details on to the Landlord so that they can conduct any viewings.

    2. Let Only Service

  • Advertise and promote the property
  • Accompany prospective tenants on viewings
  • Carry out full credit searches. Obtain references from employers and previous landlords
  • Prepare the tenancy agreement
  • Take move in Utility readings and advise relevant companies
  • Collect one month rent in advance together with a deposit
  • 3. Full Management Service

    The full management service adds the following to the Let Only Service.

  • Prepare inventory & schedule of condition including full photographs
  • Visit the property every 3 months and produce a condition report
  • Arrange maintenance and repairs as necessary
  • Pay monthly rent into your designated bank account and forward a statement of account
  • Deal with the Inland Revenue where necessary
  • Offer advice on necessary legal procedures
  • Hold the Tenants deposit or pass it on to you to hold
  • Process the return of the tenants deposit, less any charges for cleaning, damages or arrears

    Rental Evaluation & Advice

    We will come to your properties and assess them for the rental market and rental value. We will discuss what adjustments, if any, are necessary to ensure your property meets general letting standards, as well as our own.

    Marketing of Properties

    Your property will be marketed through our office, website, on Rightmove and prominent To Let boards.
    We will also take digital photographs of the property. Our website will display several photographs along with a floor plan of the property.

    Finding Tenants
    Our property management team will:
    Vet potential tenants and take up references.
    Draw up legal documentation & follow up procedures.
    Prior to the commencement of the tenancy & before keys are handed we will receive initial monies and ensure clearance before passing all details of the tenancy to you.

    Rent Collection
    Our team will receive the rent from tenants on a monthly or quarterly basis. The net funds are then forwarded to you along with a rental statement.

    At the end of the tenancy, we will return the deposit to tenants.

    Property Inspections
    Our inspectors will carry out routine visits of your property and provide digital photography along with a report of the condition of the property at the end of the tenancy.

    Maintenance & Cleaning
    We will arrange professional cleaning, repairs and an inventory at the end of the tenancy including digital photography of the condition of the property.

    Inventory Compilation
    An inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant

    Floorplans & Photography
    Once confirmation of your instruction has been received, we will arrange for your property to be photographed. From just one visit, one of our specialist team will take time and effort to present your property in the best possible light and then place it in the appropriate media quickly, professionally and efficiently.
