NSW Properties offer a number of services for potential Landlords. Please read the information below and contact our office for further information relating to costs.
Gas Safety Certificates
It is a legal requirement for anyone renting a property to tenant to have a valid Gas Safety Certificate. These are annual certificates produced by a member of the Gas Safety Board who check that all gas appliances, pipe work and flues in the property are safe. A copy of this certificate must be provided to a tenant at the commencement of their agreement. NSW can provide these certificates for any prospective Landlord.
The cost for this service is just £45.00
Home Buyer Surveys
Are you a prospective Landlord looking to buy a property to let? If so NSW can carry out your home buyers survey and provide you with a full report on the condition of the house you are looking to purchase.
EPC’s (Energy Performance Certificate)
Anyone looking to advertise their property for let must have an Energy Performance Certificate produced. This certificate shows the potential tenant the energy efficiency of the property and can give an indication to the tenant of the average running cost of the property.
NSW can arrange for these to be carried out on your property and provide you with a certificate that lasts 10 years.
The cost for this service is just £50.00
Furniture Packs

When renting out a furnished property to tenants all upholstered furniture must conform to fire resistance regulations (i.e. beds, mattresses, sofas and other soft furniture). These items must display a resistant label.
If any items of furniture do not carry these labels then they must be removed from a property.
If you require a realistic, cost-effective and quick furnishing solution for your buy-to-let property, NSW can cater for all your needs supplying anything from a single bed to complete furniture and appliance packages.
HMO Licenses (House in Multiple Occupation)
Under the changes in the Housing Act 2004, if a landlord lets a property which is one of the following types it is a House in Multiple Occupation:
Initially you would contact the Council to see if your property falls under any of the above and there has to be licensed.
NSW offer a service whereby we would make the application on your behalf. We would negotiate the whole process directly with the local Council, visiting the property, meeting Council representatives and advising you on any remedial works necessary to meet their requirements.
Plans Drawn

Are you looking to extend your current property to generate a greater income? If so NSW could help you with the Planning Application.
We undertake all types of new buildings, alterations and additions, remodelling and building fit outs.
We liaise with, or will engage, other industry consultants that may be necessary for the work. We prepare concept sketches and preliminary plans; develop those initial ideas into final working drawings and specifications sufficient to obtain tenders and final building consent.
We research and carry out all necessary planning which may require Resource or Land Consent from the Local Authority.
Refurbishment/Renovations
Are you looking to give your property a much needed makeover? NSW could arrange for that new kitchen to wow potential tenants to be fitted. We carry out an initial consultation process to gauge your requirements, produce computer generated images of your new kitchen along with detailed quote. Once agreed we could then arrange for the rip out of your old kitchen and installation of your new kitchen.
NSW can also carry out the same procedure for bathrooms or bedrooms. We can adapt to suit your requirements providing services from plumbing and electricians to decorators and locksmiths.
Alternatively if you just require a professional clean after tenants have moved out of your property NSW can arrange for your property to be turned around quickly and professionally ready for new tenants to move in.
